It was an absolute joy to have Sonia Uditis and Berkshire Hathaway Homesale Realty as our buyers’ agent for the purchase of a luxury home in Fairview Township. From our initial contact with her was as she was showing a home, we were interested in considering purchasing, through dozens of interactions with her over almost a year period as we considered multiple properties, she helped us refine and focus our search for a perfect property. We relied on her for an eventual closing on a complex acquisition involving executing concurrent contracts for us to rent the property we wanted to purchase until we completed the sale of our home in Washington, DC and were able to apply proceeds from that sale to our new home purchase. She immediately and consistently earned our trust and confidence in representing our interests and with reasonable and considerate regard for the sellers of properties and communities in our search for a perfect next home. We were planning on relocating from downtown Washington, DC and were interested in considering a primary home purchase in the greater Harrisburg, Pennsylvania area. We began our search on our own primarily relying on web-based resources. We had little knowledge, preference, or prejudice about which communities in the Susquehanna Valley would be good matches for us, our family and friends. We did not have knowledge of or engage any other realtors to represent us prior to enlisting Sonia as our representative. Our initial impression of Sonia was of someone who was honest, warm, welcoming, had a sense of humor and knowledge of local communities and residential real estate practices without any pretense or pressure. As we worked with her, we quickly saw that her colleagues had similar positive regard of her. Throughout our engagement with her we considered her to be one of the greatest local treasures we’ve found. Sonia is great at being available by our preferred methods of text, e-mail and voice calls and messaging. There was never any delay in her acknowledging our contacts and providing solid information in response to any questions we had. She worked with our best interests and we trusted her personal integrity and judgement. She guided us through processes to develop a best case, strategy, or negotiation on our behalf once we found our dream home. She proactively looked into issues and briefed us about matters and perspectives she thought would inform our decision-making. We are detail oriented and required significantly more logistics support, engagement, and patience than many home buyers. We wanted to avoid having another mortgage and needed to leverage our equity in our DC home but also wanted to move out much of the home contents to facilitate renovation work we wanted to complete prior to listing that property. Sonia was able to persuade the sellers and their agent to agree to allow us to rent the new property until we sold our DC home. With her guidance and technical expertise, she was able to work out parallel contracts with terms and conditions we wanted to be included to allow us to rent and purchase of the home we wanted. Pre-sale renovations on the home we were leaving took longer we than anticipated. Sonia worked with the Sellers’ agent for short lease extensions. A few days after we settled on the sale of our DC home Sonia coordinated a smooth purchase closing on our new home. Sonia is a fine example and model of how the power of being a genuinely nice person transfers to successful business representation. Sonia is the first person we’d contact if we were interested in any matter real estate matter in the Susquehanna Valley. We know we wouldn’t have any trouble contacting her since we consider her to be a most treasured friend. When we first met her one of comments to us was that if we purchased a home with her as our agents that she’d be part of the package and stick with us after any settlement. She meant it and is welcome in our home and lives anytime.

Sonia was absolutely wonderful to work with! She was always on top of things and had our backs throughout the entire process. This home was new construction and there were several issues we ran into with the preferred lender and title company but Sonia was able to help us overcome ALL the issues and allowed us to close on this house on the date we needed. We do not plan to move anytime soon but if we did, we would certainly use Sonia again.
